Location
The development is situated at Neue Rabenstraße 15–19, between the Outer Alster Lake and Dammtor railway station. Its central location provides excellent access to public transport as well as convenient connections to regional and long-distance rail services. Hamburg city centre is within walking distance.
The surrounding area is characterised by a diverse mix of office, educational and residential uses. The nearby Outer Alster Lake, Moorweide park and other green spaces provide a high-quality environment with excellent recreational amenities. Numerous restaurants, cafés, hotels, shops and service providers are also located in the immediate vicinity.
Project
An ensemble of seven buildings with a variety of uses is being developed on a site of approximately 17,000 sq m. The plans comprise modern office accommodation, residential units, a serviced apartment building and publicly accessible areas. All buildings will be connected by a shared underground car park.
Part of the development will once again be occupied by SIGNAL IDUNA. Further buildings will provide flexible office accommodation for multiple occupiers. The use concept is complemented by residential accommodation as well as food and beverage, co-working and conference facilities. One existing building will be retained, comprehensively refurbished, extended vertically and converted to residential use.
The freestanding buildings will form a permeable urban ensemble. Courtyards, passageways and publicly accessible ground-floor areas will open the site to its surroundings and create new routes and connections through the development.
Architecture and Uses
The architecture combines a restrained, timeless design with high-quality materials and flexible configuration options. Buildings of varying dimensions will be carefully integrated into the heterogeneous urban context while establishing a distinctive address at Hamburg Dammtor.

- flexible multi-let office accommodation
- a range of residential accommodation
- a serviced apartment building
- food and beverage and service-related units
- co-working and conference facilities
- publicly accessible ground-floor areas and courtyards
- a shared underground car park
- a distinctive building incorporating an automated bicycle parking facility
Flexible floorplates and robust building structures will enable the properties to adapt to changing workplace and occupational requirements over the long term. Depending on the individual building, solid timber, timber-hybrid and reinforced concrete construction methods will be used. The development therefore combines architectural quality with a high degree of functional flexibility.
Sustainability
The development strategy provides for durable construction methods, flexible occupational concepts and a mobility strategy.
The immediate proximity to Dammtor railway station provides access to long-distance and regional rail services. An automated bicycle parking facility will provide additional incentives for cycling. The existing trees along Neue Rabenstraße are to be retained, while the existing fountain will be incorporated into the new public realm and landscape design.
