Affordable housing was long regarded as a task for the public sector and for public-benefit housing providers. Yet institutional investors keep discovering the segment: between ESG obligations, cash flow stabilization, impact investing and portfolio diversification, the incentives appear to be there. What does that mean for the quality, the durability and the social precision of affordable housing? Can this part of public service provision become an investable asset, and if so, on what conditions? The panel discusses opportunities, conflicting objectives and prospects.

The office market is recovering. But by no means every office is taking part in that recovery. Rising prime rents and the first signs of renewed activity are set against growing vacancies, changing occupier requirements and a considerable need for modernization.
The decisive question is therefore no longer whether the office has a future, but which buildings, locations and concepts can still hold their own under changed economic, technical and environmental requirements.
The panel puts three questions at its center: Which spaces will be in demand in the future? Where is investment in existing stock worthwhile? And what happens to the buildings for which modernization alone is no longer a viable answer?
In doing so, the panel takes up a question that currently shapes key decisions for occupiers, owners, investors and financiers: rent, modernize, finance, buy or repurpose?
